The Façade Project Manager is responsible for managing, planning, and coordinating all aspects of projects assigned to ensure goals or objectives are accomplished within the prescribed timeframe and budget parameters. The Facade Project Manager will oversee the construction process including estimating, preparing budgets and proposals, and correcting any project deficiencies. The Project Manager is the main contact with clients during the project.
Job Duties:
Planning, organizing, directing, controlling, and evaluating construction projects from start to finish according to schedule, specifications and budget, including:
· Estimating small projects and developing construction schedules using software;
· Developing Project / Envelope-System Design with Project Team and spearheading development;
· Applying knowledge and skills developed from cross-training to support the success of the project;
· Financial management of project
- Overseeing budgeting, estimates, and change orders for submittal to client;
- Preparing and updating cost forecast on projects;
- Reviewing and approving supplier and sub-trade invoices;
- Preparing progress draws according to payment schedules;
- Accountable to schedules and aspects of the project;
· Creating project start-up and contract documents and managing contract changes;
· Reviewing and tracking project progress, overseeing construction activities, and maintaining quality of work;
· Creating Project Close out documentation including red-line drawings, warranty and maintenance manuals;
· Working with all project staff (PC, Design, Engineering, Estimation, Accounting, Operations, Shop, Field) regarding overall work plan, responsibilities, scheduling, etc. as necessary to ensure a successful project;
· Tracking project progress and discussing corrections with Vice President Construction / Vice President Operations;
· Reading and understanding drawings, specifications, and scope of work;
· Meeting with clients to review progress, budgets and change orders;
· Overseeing Project Coordinator(s) and support staff;
· Assisting clients, consultants, and sub-trades;
· Reviewing project proposal or plan to determine time frame, funding limitations, procedures for accomplishing projects, staffing requirements, and allotment of available resources to various phases of projects and discussing with General Manager / Operations Manager;
· Reviewing status reports prepared by project personnel and modifying schedules or plans as required;
· Discussing work plan and multi-disciplinary staffing for each phase of project;
· Preparing project reports for management, client, or others;
· Providing monthly cash flow schedule for each project responsible to General Manager updating corrections as required;
· Coordinating foreign currency requirements with Accounting Manager and providing its payment schedule;
· Travelling to site locations as required;
· Purchasing range of products relative to project scope (e.g. hardware, glass, doors, etc.);
· Monitoring project cash flow by following “just in time” ordering principles (i.e. order material based on project schedule);
· Networking within the industry as required;
· Other duties assigned and consistent with the role.

Education Requirements:
Bachelor’s degree in construction management or a related area required.
Work Experience Requirements:
· 5 years of experience in project management in the façade construction industry;
· Experience in estimating;
· Knowledge of building codes;
· Strong Knowledge of different building envelope systems (stick-build, unitized, skylight, structural glazing, interior, etc.) as well as building products (aluminum, glass, hardware, etc.) as well as installation;
· Comprehensive knowledge of building science and current construction practices and techniques;
· Financial understanding of projects and industry;
· Working knowledge of and demonstrated ability to use AutoCAD, Microsoft Office, MS Project, Bluebeam, Sharepoint;
· Excellent verbal and written communication skills;
· Proven track record of leadership skills in rapidly evolving and dynamic environments;
· Demonstrated ability to present and sell solutions to a problem;
· Ability to coordinate workloads and delegate where required;
· Excellent negotiation skills;
· Ability to understand estimates and compile scopes of work, proposals and budgets for Management, Designers and clients for review and approval;
· Ability to read and understand schedules, drawings, contract documents and overall workflow;
· Ability to review and approve shop and fabrication drawings for release to client and manufacturing;
· Valid driver’s license and own vehicle required.
