Four-tower, mixed-use project to boost Toronto ‘Urban Growth Centre’

EllisDon Developments recently launched its plans for Arcadia District, a transformative four-tower community in central Etobicoke, Toronto.

Located at 56 to 60 Fieldway Rd., the 15,000-m2 (161,457-sf) project is strategically positioned near Bloor Street and Kipling Avenue. The area’s designation as an “Urban Growth Centre” highlights its capacity to support major transit infrastructure and accommodate significant population and employment growth.

Poised to become a landmark of this growing, transit-oriented neighbourhood—around the corner from the Kipling Transit Hub—Arcadia District’s four towers will range in height from 12 to 42 storeys. They will boast more than 1,300 suites; 5,760 m2 (62,000 sf) of shared amenity space; 1,300 m2 (14,000 sf) of retail space; and a new 2,415-m2 (26,000-sf) park. EllisDon Developments is also working with the city to add a new Toronto Transit Commission (TTC) bus stop on Fieldway Road, outside of the community.

The design for Arcadia District was created by architecture firm BDP Quadrangle. With a dramatic stepping of the three tall towers, the development will accentuate the skyline and create a new city centre within west Toronto. The six-storey scale between each podium, with the stepped-back top two floors, will relate in scale to the wide and welcoming pedestrian promenade at grade. Each building will have a double-storey high brick arch marking the entrance, and the half arches at the centre of the site will envelop the retail spaces on the ground floor.

The four buildings will retain their individual identities through different shades of brick and precast materials, while common elements—such as the front facades, podium glass, and distinct archways—will endow a sense of consistency across the development.

The interior design concepts, provided by Figure3, seek to emphasize a sense of home as a calm oasis, from the light walls to the porcelain finishes and layered wood accents, as well as soft features of welcoming spaces, such as rounded edges, curved seating, and archways. Each suite will feature ceilings up to 2.7-m (9-ft) high; luxury vinyl tile (LVT) floors; either balconies, terraces, or Juliet balconies; laundry; and access to 1 Valet smart building software, such as digital keyless entry, thermostats, and electricity meters.
