
The second phase of a $1.15 billion residential project in Montreal’s Quartier des lumieres has started. The motion-picture theme of Phase 1, inspired by the Lumiere brothers, pioneers of cinema technology, will continue in this phase in the design concept of play of light, from light to dark.
The dark brick masonry on the facade will echo the concept of darkness while the use of aluminum cladding will catch sunlight during the day. The interiors will also reflect a similar contrast of light and dark. The double-height lobby will also allude to the art of cinema by immersing residents in an atmosphere reminiscent of “black box” film projection.
Phase 1 and 2 of the mega residential project are titled Auguste & Louis, after the Lumiere brothers. Phase 2 lies at the intersection of René-Lévesque Boulevard East and Beaudry Street, at the site of the iconic CBC/Radio-Canada Tower.
Provencher_Roy is the architectural firm behind the project, launched by the developer, Groupe Devimco, and its partners, Fonds immobilier de solidarité FTQ, and Fiera Real Estate.
Phase 2 will feature 253 condominium units across 21 floors. Studios and one- to three-bedroom units span up to 117 m2 (1,259 sf). The first units are scheduled for delivery in 2025. This second phase is part of a major real estate project spanning 371,612 m2 (4 million sf) with 2,200 condominium units in Quartier des lumieres.
Designed to showcase the best of urban living, Auguste & Louis Phase 2 balances the dynamism of the city with the tranquility of the surrounding greenery through its vast common spaces, including a rooftop terrace with a garden, an outdoor lounge with a BBQ area, fire pit, Adirondack chairs, urban gardens and a pergola, an indoor lounge on the ground floor with a double-height ceiling that can be privatized, and a 2,973 m2 (32,000 sf) landscaped inner courtyard. The project will be crowned by an outdoor rooftop pool, offering residents a panoramic view stretching from the Jacques Cartier Bridge to the downtown core.
